The centrally heated and partially double glazed premises are leasehold and the existing lease expires in September 2013. DIRECTIONS TO THE PROPERTY

Travel along Douglas Promenade from the direction of the Sea Terminal heading towards Onchan. Proceed all the way past the Queens Public House towards the end of the promenade and where the road carries on round you will find the junction with Summerhill Road which carries on straight up the hill towards Onchan. L’Experience will be found at the bottom of the hill on the left hand side.

THE RESTAURANT 29'4" (8.94 M) x 24'9" (7.54 M) approx. The French theme of the restaurant is very evident and creates a great atmosphere especially in the evenings when the candles are lit on each table. The restaurant is open plan making service easy. Off the restaurant there are doors to the Ladies and Gents toilets and to the main service areas and kitchens.

BAR Through the door from the restaurant there is small bar and drinks dispatch area leading into the office corridor.

OFFICE AREA At the entrance to the kitchen there is an area for all the glassware and desk with telephone and CCTV. Doors leading to the kitchen, staff toilet and wine room.

WINE ROOM There is a secure store which has been racked out as a wine cellar.
